Notice –The Edenton Homeowners’ Association Inc. Garage Sale scheduled for April 24 –25 has been canceled.
March Meeting – The meeting was held at the DeLoyd Larsen residence on Monday March 16, 2020, at 7:00 p.m. In attendance, Louis Lemon, Paul Horton, Angie Paul Unruh, DeLoyd Larsen, John Cederberg, Allen Curtis, Gerold Sovey and Dayle Williamson. Jenny Ticker and Bev Morton could not attend.
Call to order –Association President Louis Lemon called the meeting to order at 7:00 p.m. The minutes of the February meeting were reviewed. There was a motion by John Cederberg, a second by DeLoyd Larsen to accept the minutes as circulated. Motion carried. (Minutes of each meeting are posted monthly on the Association web page)
Treasurer’s Report – Annual account –Dues collected to-date – $23,885.00. Budget requirements – $26,520.00. Several members’ dues payments are delinquent as the final due date was March 10, 2020. An additional $10.00 will be added to the payment and if dues are not paid by April 10, the late fee will increase by $25.00 to a total of $35.00. A letter will be sent to all members that have not paid their dues.
Expenditures for February were $1,170.92.
Townhouse account – Total funding requirements for the year are $86,800.00. Expenditures for February were $8,302.31. The townhouse owners pay $100.00 on a monthly basis. The dues were increased from $95.00 per month to $100.00 on January 1, 2020. Some members are still paying at the old rate so please make the change to pay the correct amount. You are being notified of past due charges.
March bills – The Annual account bills submitted were $1,170.92. The Townhouse account bills were $4,381.56. There was a motion by DeLoyd Larsen and a second by Jerry Sovey to approve the Treasurer’s report and authorize payment of the bills. Motion carried.
Hospitality Committee – The Hospitality Committee reported on four new families that have moved or will move to the area soon. House visits will be made as soon as practical in relation to coronavirus concerns. An updated new resident welcome package is being prepared and association members are also urged to utilize the website for information.
Commons area – Several areas will require seeding this year and spring seeding will be favored. Soon those areas will be marked, and a contract will be approved for the work. A contract has also been requested to replace the rail fence on the South side of Edenton Road. At the February board meeting, the possibility of a neighborhood workday was discussed to pick up downed branches and applying mulch around trees. With the current coronavirus issues, this work will be completed by a contractor.
Snow removal – The snow season might be complete with the four removals reported at the February board meeting. While there were several light snowfall events this season, removal was not required. According to the Lincoln Journal-Star, last winter Lincoln saw as many days with 1 or more inches of snow between February 15-23 as all this winter. The contract calls for a minimum payment of five snows.
Townhouse Irrigation System – The contractor will be requested to make the necessary repairs to the system on or about April 1st to assure lawn irrigation will take place when needed.
Next meeting – The board will not meet in person in April in compliance with the social distancing standards for the coronavirus. All interim requirements will be handled electronically. The finance committee will meet at the Dayle Williamson residence at 5:30 p.m. on May 3, 2020 to prepare budget projections for the 2021 year. At that point the Committee will also evaluate whether the Directors will meet in person in May and how the annual meeting may be conducted in June if restrictions are continuing at that time.
