Edenton Townhome Association (aka – small Association)

All property owners have membership in the EDENTON HOMEOWNERS ASSOCIATION (EHOA) also referred to as the large association or “Annual Account” of 222 members.  This includes all single family and town homes.  As a member you have voting rights at the annual members meeting in June, may hold a position on the Board of Directors, and may use any of the designated “Common Areas”. 

The Annual account pays for park and commons space maintenance, watering, mowing; expenses of park area tree planting and removal, and commons area fencing.  It also covers liability insurance and administrative expenses. The funds are collected from all HOA residents annually.  The properties that back up to the commons area have a different dues amount from those that do not.  This information is shared in the due’s notices. Dues notices / invoices are sent via email and dollar amounts are also covered in the newsletter and website. 

For 2023 – Annual dues are $95.00 for all properties that are not adjacent to the commons area. They are $190.00 for all homes that are adjacent to the commons area.

Dues are due January 1 and become delinquent on January 31. A late fee of $10 applies if not paid by March 10th, an additional $25 applies if still not paid by April 10th. Liens are filed on the delinquent property in May. Liens include the amount due, the late fees, filing and release fees and 10% per annum.

You also are a member of the EDENTON TOWNHOME ASSOCIATION, INC. This is a 14-unit membership that has monthly dues.  The services provided for this fee is lawn care, snow removal, trash pickup and recycling.  This association is separate from the other townhomes and has its own board of directors.  The services for your 14 units are negotiated separately from the other 72 townhomes.   Many of the services utilize the same contractors, however.  The annual meeting for this association is held separately around November.

Monthly dues are $110.00 (2023) and are due on the first day of the month. Dues cover lawn care (pre-emergent, weed control, fertilizing, aeration, mowing, and leaf-pickup) operation of the irrigation system, trash pick-up, recycling services and snow removal. Property owners can pay dues in advance quarterly or yearly. The Association accepts checks only as payment. If you use bill payment service, please make sure your address appears on the check.

The EDENTON TOWNHOME ASSOCIATION, INC. has a separate Board of Directors from the EDENTON HOMEOWNERS’ ASSOCIATION (EHOA).  Please see the contact information for current board members and their assigned duties.  The board contracts for the following services:

Trash and Recycling:

The Edenton Townhome Association, Inc has a contract to service the 14 units. Recycling pickup is on Thursdays, trash pickup is on Fridays. Residents are asked to have their recycling and trash ready to be picked up by 6:00 AM on those days.

Our contractor does not pick up on three holidays – Thanksgiving Day, Christmas Day and New Year’s Day. On those holidays, all services will be delayed by one working day.


Lawn Care: 

There is a contractor for lawn care.  They mow, edge, apply fertilizer / weed control and provide end of season cleanup of leaves on the grass around your home.  They are not contracted for or maintaining any other landscaping.  Currently service is scheduled for Thursdays, so please restrict watering from this day.


Snow Removal: 

Edenton Townhome Association, Inc provides snow removal with the services of a contractor the 14 units. Snow is removed from private drives, public walks and private walks to the front door. Snow is not removed from patios.

The contractor agreement states that snowfall above two inches will be removed, however, when accumulation is below two inches and drifting occur, the snow will be removed. The contractor is not responsible for hidden objects that may be covered by snow and are not clearly marked. Residents assume the responsibility to remove items like door mats, extension cords for holiday lighting, and lawn ornaments from areas where snow removal will take place. Damage to items other than covered items should be reported to a Board Member and can be found on the contact page.

If hazardous and icy conditions exist, the use of ice melt may be applied.  It is customary to delay removal until the major portion of the storm has passed. The contract allows for “call-backs” when city streets are cleared after the drives have been cleared resulting in snow at the end of the drive. These services are evaluated and discussed between the contractor and a board member as it is an additional expense.  Please contact the assigned board member if there is an issue with the snow removal service.

It is the responsibility of owners and residents to abide by the rules and regulations as set forth in the Bylaws, Covenants and Articles of Incorporation.  These legal documents for our association are available to you via our website. 

Occasionally the association will sponsor an event and we like a community garage sale or a 4th of July parade.  The notices for these events are always shared in our newsletters, website and Facebook page.  We are always looking for ideas and people interested leading them.  Please share your ideas anytime.
