Board Meeting – The Board held the monthly meeting on December 21, 2015 at the Bev Morton residence. Chairman Larsen called the meeting to order at 7:05 P.M. Board members in attendance, DeLoyd Larsen, Dayle Williamson, Sharron Goings, John Cederberg, Bev Morton, Dick Dam, Daryl Swanson, Jenny Tricker and Cynthia Didion. Board member Bob Sittig could not attend. Angie Paul Unruh also attended the meeting. 

Minutes: The minutes of the November 16, 2015 Board meeting were reviewed. There was a motion by John Cederberg and a second by Cynthia Didion November board minutes as circulated. Motion carried. (Minutes are also posted on the web site) 

Website and e-mail update – Some additional information has been added to the website. Suggestions from residents for additions are most welcome and should be sent to Dayle Williamson. The residential roster will not be posted on the website but can be provided by e-mail to residents on request. The roster does not include e-mail addresses as those are kept confidential. Once again, a special thanks to Ben and Karen Pickett for their extraordinary volunteer service in making personal visits to secure e-mail addresses. The e-mail list is currently up to date with the information that has been provided. 

Treasurer’s report – Annual Account – November regular expenditures were $1,328.66. Ninety-six percent of the budget has been expended. There was a motion by Jenny Tricker and a second by Bev Morton to approve the Treasurers report on the Annual Account. Motion carried. 

Townhouse Account – Expenditures for November were $10,321.15. To-date, 93% of the budgeted income has been received and 88% of the funds have been expended. . There was a motion by Dick Dam and a second by Jenny Tricker to approve the November Townhouse Account Treasurer’s report. Motion carried. 

Bills received prior to the December meeting amounted to $6,626.74. The townhouse bills were $4,481.10 and the annual account bills were $2,145.64. There was a motion by Jenny Tricker and a second by Bev Morton to authorize payment of the bills. Motion carried. 

Hospitality – Hospitality members Bev Morton, Bob Sittig and Jenny Tricker along with other board members take the opportunity to call on new residents in the neighborhood soon after arrival. The printed information the hospitality group provided in past (Covenants, By-laws, etc.) to new residents is now on the website at https://www.edentonhoa.org and will not be provided in hard copy. We welcome new residents Steve and Maggie Carlson and Allen and Carol Curtis to the Edenton Homeowners Association area. Our board members look forward to meeting new residents and answering questions you may have. 

Commons area –. Construction of the 600 foot fence, with boards facing the street, along the commons area adjacent to Old Cheney will be completed in December. The drainage ditch has been cleared of debris and the commons area is in good condition for winter. Work is underway on underground utility lines and as a result, several areas will require seeding in the spring. 

Lawn care – Daryl Swanson reported that the final leaf pickup was completed after the Thanksgiving holiday. The contractor did an excellent job of clearing leaves adjacent to townhomes as well as the entire area. 

Snow removal – There have been two minor snowfall events at this point in the season. The contractor provided limited services for both events. (See website for snow removal rules) 

Old Business – Dayle Williamson reported meetings of the Thies Cove Street Repair Committee will resume in the spring. Additional members will be added to the committee. 

New Business – Members discussed the large number of improvements and accomplishments the Edenton Homeowners Association, Inc. has made during the year. Each will list favorite things that have happened and will provide a summary for the January newsletter. 

Dues for 2016 – The annual dues will become due on January 1, 2016. The dues are $135.00 for those with residences adjacent to the Commons and $75.00 for all others in the Edenton Association Area. For those receiving this information on e-mail, please go to https://www.edentonhoa.org and click on the interactive map in the “All Members” section if you have a question on your level of payment. The Townhouse monthly dues will stay the same at $95.00 per month payable at the first of each month. For those that have not paid all of the 2015 dues, please do it immediately in order to close the books on December 31, 2015. 

Topic of the Month -Treasurer Transition – Our current Treasurer Sharron Goings will be leaving the position effective December 31, 2015. However, she will spend a few extra days in early January to complete the Association records for the year. Our newly appointed Treasurer, Angie Paul Unruh will take over at that time.
