Board meeting – July 21, 2020 

The Board convened on July 21, 2020 at 7:00 p.m. utilizing Zoom. Those in attendance, Louis Lemon, Paul Horton, Dayle Williamson, Angie Paul Unruh, John Cederberg, Allen Curtis, DeLoyd Larsen and Jerrold Sovey. Bev Morton and Jenny Tricker could not attend. 

Board minutes of June 17, 2020 – The minutes of the June board meeting were reviewed and there was a motion by John Cederberg and a second by Jerrold Sovey to approve the minutes as circulated. Motion carried. President Lemon reported he was working on reconstructing the Edenton website and the June minutes and the Annual meeting minutes will be posted on the site after completion of the changes. 

Treasurer’s report – Annual Account – Income for June, $4.78, Expense $1,389.25. Thirty-two percent of the budget has been spent in the first half of the fiscal year. Expenditures will increase considerably with the July report as extensive tree maintenance took place in July. 

Townhouse Account – Income for June, $5,925.96, Expense $4,796.33. Forty-three percent of the budget was utilized during the first six months of the fiscal year. 

Bills received prior to the board meeting – Annual account, $4,800.65 ($3,610.00 to Christensen Tree Service) – Townhouse $4,925.29. Seventy-one of the 72 townhouse members are current with monthly dues. There was a motion by John Cederberg and a second by Jerry Sovey to accept the Treasurer’s report and authorize payment of the bills. Motion carried. 

Hospitality – We welcome Jami Nelson, Jeffrey and Darcia Cole, Curtis and Jennifer Rohn, Bruce and Michelle Carlson, Trevin and Stacy Preble and Ayden and Erin Hodge to the Edenton Neighborhood. Hospitality members have called on some of our new residents and others will be called on soon. 

Lawn care for townhouses and commons – Allen Curtis noted the timely rainfalls this year show up well in the commons area as there are limited dry grass areas. The commons are mowed every other week. Residents are reminded that flower beds are not part of lawn service support and must be maintained by the town home resident. 

Commons area maintenance – DeLoyd Larsen reported the contract for tree removal with Christensen Tree Service was completed shortly before the board meeting. Two large willow trees were removed, and the stumps were taken out, two dead Scotch pines were cut, a fallen cherry tree removed, two large bush clumps were cut back, and two piles of brush were removed. Dayle Williamson noted another contract will have to be let in the coming months as two Scotch pine trees are dying, and several other trees are on the list for removal. Branch trimming will be necessary for tree limbs hanging too low over sidewalks. A 10-foot clearance over sidewalks is required. The Board commends residents adjacent to South 71 street for the excellent work in removing low hanging ash tree limbs. 

Irrigation system operation – DeLoyd Larsen maintains a close watch on the operation of the irrigation system. He appreciates alerts from residents when system problems are observed. Service calls are deferred for minor problems to allow for a single call fix for several problems. It is much more cost effective to handle minor problems in this manner. 

Annual meeting request – A discussion at the annual meeting included a parking plan for Thies Cove Drive. The board decided there would not be consideration of a parking plan. 

Coordinate location of treated ash trees – Paul Horton has volunteered establish a global position system data base for ash trees that have been treated in the commons area for the Emerald Ash Borer by residents. So far, he has the GPS Coordinates of trees Kent Krause and Susan Hild has treated. While others have treated trees, Paul would like your permission to locate the tree with coordinates for the data base. Please advise Paul or Dayle Williamson to include a tree you have treated. 

Town home maintenance – Residents are requested to maintain the outside appearance of their homes. If repairs are needed, the Association is considering sending notices to those that have deferred maintenance of their residence. 

Web site update – Louis Lemon is working on a web site update and that will be coming along in the next few months. Board members thanked Lou for working diligently to assure information is available to all members of the Association. 

The next meeting will be on August 17, 2020 – the decision by Zoom or in person will depend on the Covid-19 situation at that time.
