January Board Meeting – The meeting was held at the Paul Horton residence on Monday January 21, 2019 at 7:00 p.m. In attendance, DeLoyd Larsen, Paul Horton, John Cederberg, Dayle Williamson, Angie Paul Unruh, Louis Lemon, Bev Morton, Jerrold Sovey, Daryl Swanson and Jenny Tricker.
December Minutes – The minutes of the December meeting were reviewed and there was a motion by Bev Morton and a second by Paul Horton to approve the minutes as circulated. Motion carried.
TOPIC OF THE MONTH – The Edenton Association Annual dues were payable on January 1, 2019. Annual dues become delinquent on January 31, 2019. Dues for residences adjacent to the Commons are $170.00, and non-adjacent are $85.00. Additional information is available on the web site. Send payments to:

Thanks to all residents that paid their dues prior to the January meeting. The Board has improved the notification process this year to assure timely payment. If you have not paid your annual dues, please do so by January 31, 2019.
Treasurer’s Report – Annual Account – December income was $13.34. Expenditures were $1,959.46.
Townhouse Account – Income was $3,6848.44, with $6,719.63 in expenditures.
Bills received prior to the meeting for both the Annual and Townhouse accounts were reviewed. Annual Account bills were $1,297.60. Townhouse Account bills were $4,358.03. Louis Lemon made a motion to accept the financial report and authorize payment of the bills. The motion was seconded by Jenny Tricker.
Year-end financial report – The report is attached. A financial summary is provided to all members of the Association three times a year. The anticipated revenue and the actual expenses tracked well in both accounts with expenditures not exceeding the budget. Carryover funds in the in the Annual account are credited back to commons maintenance with the continuing demand for tree removal and trimming, tree planting and grass seeding. A share of the carryover in the Townhouse account resulted in canceling lawn aeration due to high moisture conditions in the fall.
Hospitality Committee – Members of the Hospitality Committee made calls on three new residents during the month. While extensive information is available on the association web site for all members, the committee house calls are well received. We especially appreciate receiving e-mail addresses to assure members of the association receive timely information. (e-mail addresses are not shared) Residents are also encouraged to check the web at www.edentonhoa.org for timely information. A special recognition to Donald Bossung, a Thies Cove resident for his volunteer work to manage the site.
Lawn care – Daryl Swanson reported a brief “window of opportunity” for final leaf pickup came in late December. This final operation came much later than normal due to early season snowfall.
Snow removal –Snow removal takes place when snow levels are above 2 inches. The contractor has been asked to begin snow removal near the end of a snowfall event to avoid extra “return charges.” With drifting snow under 2 inches, a percentage basis is charged for the work. Snow is removed from 72 townhome driveways, the Thies Cove cul-de-sac and the main sidewalks in the townhome area. When heavy snowfalls occur, the snow disposal areas are very limited in the area and extra time is required. As a reminder, snow is not removed from patios, but a narrow path will be made to the front door and the front door stoop will be cleaned. All precautions are taken to assure safety and prevention of property damage.
What Townhome owners need to know about snow removal from the contractor: “We are not responsible for hidden objects that may be covered by snow and are not clearly marked. Please mark these items such as sprinkler heads. Landscaping, lawn ornaments, lighting, rock, edging, door mats, extension cords for Christmas lighting, etc. Any property damage must be reported to us within twelve hours.”
