January Meeting– The meeting was held at the Bev Morton residence on Monday January 20, 2020, at 7:00 p.m. In attendance, Louis Lemon, Paul Horton, Allen Curtis, Angie Paul Unruh, Jerrold Sovey, DeLoyd Larsen, Bev Morton, and Jenny Tricker. John Cederberg and Dayle Williamson could not attend.

Calltoorder-Association President Louis Lemon called the meeting to order at 7:00 p.m. The minutes of the December meeting were reviewed. There was a motion by Jerry Sovey and a second by DeLoyd Larsen to accept the minutes as circulated. Motion carried

Treasurer’sReport– The 2019 Calendar year summaries are included in this report. The Annual Account income (Association wide Annual dues and other income) was 2.1% over projected income. The expenses were 1.3% over projected expenses. The Townhouse account (monthly dues from townhouse owners and other income) was 2.6 over projected income. Expenditures amount to 98.4% of the approved budget.

The Board takes this opportunity to commend our Treasurer, Angie Paul Unruh for outstanding support in managing the financial affairs of the Association. The board receives a spread sheet detailing income and expenditures each month. Cash flow is easily discemable for expenditure management. In addition, three budget summary reports are developed each year and provided to all association members.

Likewise, the Board commends all members of our 222 households. By the meeting date of January 20, 2020, 62% of the members have paid their annual dues. Annual dues are payable by January 31 each year. The dues invoice form has been improved this year with an “electronically fillable” form. We thank the many that have utilized this form as your e-mail information is of great importance. We have set a record, out of 222 households we only mail 13 newsletters. (Sorry US Postal Service) This of course saves us a lot ohime and a significant savings in postage.

HospitalityCommittee– The Hospitality Committee reported two townhouses in the area were recently sold. One additional townhouse will be up for sale soon. Four single family homes are currently available for purchase. Chairman Lemon reported on a contact with a potential single home buyer and use of the home regarding the covenants.  Inquiries usually focus on clarification. However, at times there are questions on enforcement and the possibility of granting wavers. The board response on this important issue follows:
