Board Meeting – The Board held the monthly meeting on February 16, 2015 at the Daryl Swanson residence. Chair Larsen called the meeting to order at 7:09 P.M. Those in attendance, DeLoyd Larsen, Bob Sittig, Bev Morton, Daryl Swanson, John Cederberg, Sharron Goings and Dayle Williamson. Dick Dam, Cynthia Didion and Jenny Tricker could not attend. Lee Vieselmeyer also was present for the initial agenda item. 

Snow removal – The first part of the meeting was devoted to a discussion about snow removal. There were several complaints from Townhouse residents regarding the timeliness and the adequacy of snow removal on Super Bowl Sunday. Lee Vieselmeyer asked to speak to the Board and provided excellent suggestions for possible improvement. Others had indicated they might join the meeting and offer suggestions, however, they did not attend. Chairman Larsen has discussed the issues reported by residents pertaining to that particular snow with our snow removal contractor. Because of windy conditions, it was difficult to determine when to start removing snow. Second, because it was Super Bowl Sunday, our contractor had to rely on a fewer employees and a number of inexperienced employees that were not totally familiar with the area. 

While the month of June is not a great time to discuss snow removal, the item will be included on the Annual meeting agenda to seek member assistance. In an effort to minimize the cost of snow removal, the Board has negotiated a discount with our snow removal contractor in exchange for a “first priority.” The question we will need to be addressed at the Annual Meeting, “Will members wish to increase monthly dues to cover the cost of earlier or more frequent snow removal?” 

Minutes – The minutes of the January 19, 2015 meeting were reviewed. There was a motion by Bev Morton and a second by Bob Sittig to approve the minutes as circulated. Motion carried. 

Treasurer’s report – Annual Account –January expenditures were $1,677.18. Seventy-three percent of the annual dues have been received. Notice will be provided to those that have not paid their dues soon after the final due date. If you haven’t paid your annual dues, please do so soon. 

Townhouse Account – Expenditures for January were $8,084.91. Notifications for insurance coverage on three townhomes is overdue. Three homes are also in arrears on monthly dues payments. Unfortunately, a lien had to be filed for non-payment of dues on a recently purchased townhome. The Board expressed their appreciation to all that pay the dues on a timely basis. There was a motion by John Cederberg and a second by Bev Morton to approve the January Treasurer’s report. 

Bills received prior to the February meeting amounted to $10,215.05. The Townhouse bills were $8,658.86 and the annual account bills were $1,556.19. The annual account bill included the cost of filling the “sinkhole” in January. There was a motion by John Cederberg and a second by Daryl Swanson to authorize payment of the bills. Motion carried. 

Hospitality – No houses reported for sale. All courtesy packages have been delivered or sent to new residents at this time. 

Commons area – As discussed at the January meeting, the sink hole has been filled and seeded. Recent storms have also resulted in limb breakage on trees. DeLoyd Larsen and Dayle Williamson will mark trees that need to be removed and pickup areas for limbs and secure bids for the work. The Board reviewed a letter 

from Lynn Murman regarding additional work adjacent to the Old Cheney road improvements and will seek a cost-estimate on the improvements. The item will appear in the 2016 budget request at the June annual meeting. A letter was received from Leona Pepper voicing her appreciation for the volunteer services of members of the Board. 

Newsletters via e-mail – We are still hoping this will become a reality, but after nearly a year of requesting e-mail addresses, we have 75 out of 222 homes on our list. Please consider providing your e-mail address to Association Treasurer Sharron Goings at sgo1010@aol.com

Garage Sale time – Friday, April 24th – 8:00 am to 5:00 pm – Saturday, April 25th – 8:00 am to 2:00 pm. A generic ad announcing the Edenton Annual Garage Sales will be placed in the Lincoln Journal-Star an on Craigslist, but individuals may also place their own personal ads if they desire. Maps will be provided to participating sales locations one or two days before the event to help shoppers find addresses and items they are looking for. Large signs will be placed at 70th and Glynoaks and 70th and Edenton a week before the event. A $5.00 dollar donation to cover costs of printing and advertising is asked from each sale participant. Make your check payable to the Edenton Homeowners’ Association, Inc., and mail or deliver to Bev Morton, 7400 Grand Oaks Drive, 68516 by Friday April 17. Include the following information with your payment – your home address – your contact phone number – your e-mail address – the days you plan to have the sale – a brief list of items you are selling.
